Due to the nationwide housing crisis – and skyrocketing prices in the west in particular – ADU’s (Accessory Dwelling Units) and Tiny Homes, as well as larger manufactured homes, continue to grow in popularity as affordable housing options.

The volatile housing market, combined with many cities and counties loosening restrictions on where ADUs can be placed, have led to new home escrows being up double digits for HomeQuest over last year, according to partner Shane Joffe.

As one of the largest manufactured home retailers on the west coast, HomeQuest has strong relationships with the largest manufacturers in the Western U.S., providing homebuyers nearly 100 floorplans to choose from, as well as design features and amenities typically only found in site-built homes. Quartz countertops, farmhouse sinks, stone-laid showers, stand-alone bathtubs, and designer lighting are just some of the designer touches that can be added to a manufactured home today.

This growing market is meeting the needs of people who not only need more affordable housing options, but those who add the units to their backyard to provide space for a home office, in-laws quarters, adult children returning from college, or after a pandemic-related layoff from work, and even to rent for passive income.

Joffe sees the “Tiny Home Movement” continuing indefinitely due to the affordability and multitude of uses, particularly as counties and the state of California mandate that cities provide more affordable housing. HomeQuest is working on redeveloping outdated mobile home communities to beautiful new manufactured home communities or Tiny Home Villages in San Diego and Riverside counties, as well as in Central and Northern California.

“This is just the beginning,” says Joffe. “Manufactured housing is often constructed better than site-built homes and at a fraction of the cost. We know this is a great alternative for people who want more affordable housing or a multi-purpose ADU on an existing property.”
