Purchase Order Field Reference

Buyer
- Purchaser – This is the name of the buyer for the home. For a New Home, this is pulled from the Buyer Lead that is selected in the Offer screen. For a Spec Home, this is pulled from the Offer that is accepted as a Deal. It is not editable on this screen.
- Phone No – This is the phone number of the buyer for the home. For a New Home, this is pulled from the Buyer Lead that is selected in the Offer screen. For a Spec Home, this is pulled from the Offer that is accepted as a Deal. It is not editable on this screen.
- Document ID – This is the identifier for this specific instance of this form. This is the only required field on the form. This Document Id has to be manually entered.
- Date – This is the date of the form; usually the date that it is created.
- Buyer Address – This is the street address of the buyer for the home. For a New Home, this is pulled from the Buyer Lead that is selected in the Offer screen. For a Spec Home, this is pulled from the Offer that is accepted as a Deal. It is not editable on this screen.
- Buyer City – This is the city of the buyer for the home. For a New Home, this is pulled from the Buyer Lead that is selected in the Offer screen. For a Spec Home, this is pulled from the Offer that is accepted as a Deal. It is not editable on this screen.
- Buyer State – This is the state of the buyer for the home. For a New Home, this is pulled from the Buyer Lead that is selected in the Offer screen. For a Spec Home, this is pulled from the Offer that is accepted as a Deal. It is not editable on this screen.
- Buyer Zip – This is the zip code of the buyer for the home. For a New Home, this is pulled from the Buyer Lead that is selected in the Offer screen. For a Spec Home, this is pulled from the Offer that is accepted as a Deal. It is not editable on this screen.
- Salesperson – This is the agent in charge of the lead. This is pulled from the Lead record and is not editable on this screen.
- Purchaser Name – If there are any additional purchasers, click the “Add Purchaser” button and then enter the name of the purchaser. You can add as many purchasers as you need.
- Purchaser Address – The address of the additional purchaser.

Home Details
- Make – This is the Make (Manufacturer) of the house. For a New Home, this is pulled from the Unit record and for a Spec Home this is pulled from the Listing record. It is not editable on this screen.
- Model – This is the model number of the house. For a New Home, this is pulled from the Unit record and for a Spec Home this is pulled from the Listing record. It is not editable on this screen.
- Bedrooms – This is the number of bedrooms of the house. For a New Home, this is pulled from the Unit record and for a Spec Home this is pulled from the Listing record. It is not editable on this screen.
- Serial Number – This is the serial number that identifies the house. For a New Home, this is pulled from the Unit record and for a Spec Home this is pulled from the Listing record. It is not editable on this screen.
- Home Length – This is the length of the home by the number of feet. For a New Home, this is pulled from the Unit record and for a Spec Home this is pulled from the Listing record. It is not editable on this screen.
- Home Width – This is the width of the home by the number of feet. For a New Home, this is pulled from the Unit record and for a Spec Home this is pulled from the Listing record. It is not editable on this screen.
- Approx. Sq. Ft. – This is the approximate total square footage of the home. For a New Home, this is pulled from the Unit record and for a Spec Home this is pulled from the Listing record. It is not editable on this screen.
- HUD/HCD No. – This is an additional identifier number for the home. For a New Home, this field is empty by default and for a Spec Home this is pulled from the Listing record.
- Date of MFG – This is the date that the unit was manufactured and comes up empty by default.
- Approx. Del Date – This is the approximate delivery date for the unit.
- Date MFG ORD – This is the date that the unit was ordered from the manufacturer.
- Escrow Open – The escrow number for the unit.
- Listing Section – This is the number of sections that the home has. For a New Home this will default to empty but for a Spec Home this will pull from the Listing.
- STK#/Other – This is another identifier number for the home. By default this comes up empty.
- Situs Address – For a New Home, this is the address where the home will be installed and is empty by default. For a Spec Home, this will pull from the Location in the Listing. When you start typing it will suggest matching addresses in the list.
- Tow Bar – The cost of the tow bar for transporting the home. This cost is not included in the cost of the home.
- Wheels – The cost of the wheels for transporting the home. This cost is not included in the cost of the home.
- Wheel Hubs – The cost of the wheel hubs for transporting the home. This cost is not included in the cost of the home.
- Tires – The cost of the tires for transporting the home. This cost is not included in the cost of the home.
- Axles – The cost of the axles for transporting the home. This cost is not included in the cost of the home.
- Used Home Sales Tax – An additional sales tax added on top of the cost of the home if applicable.
- Accessories Name – The name of any accessory outside of the home that will be added to the total cost of the home. You can add as many accessories as needed.
- Accessories Price – The price of the accessory that is outside of the home.
- Total Accessories Amount – The total amount for all the accessory prices.

Description of Trade-In
This section is only applicable if the buyer’s existing mobile home will be traded in for the new home and no data is auto-entered.
- Name – The name of the home.
- Model – The model of the home.
- Bedrooms – The number of bedrooms of the home.
- Serial Number – The serial number identifying the home.
- Title No. – The title number of the home.
- Color – The color of the outside walls of the home.
- Amount Owing – The current amount owed for the home if any.
- Account Number – The account number for the current lender.
- To Whom – The name of the current lender.
- Phone No. – The phone number of the current lender.
- Address – The location of the home to be traded in. Not necessarily the same location as where the new home will be.
- Roof Type – The type of material used for the roof.
- Roof Thickness – The thickness of the roof.
- Roof R Factor – The R Factor (Measure of efficiency) of the roof.
- Exterior Walls Type – The type of material used for the exterior walls.
- Exterior Walls Thickness – The thickness of the exterior walls.
- Exterior Walls R Factor – The R Factor (Measure of efficiency) of the exterior walls.
- Floor Type – The type of material used for the flooring.
- Floor Thickness – The thickness the flooring.
- Floor R Factor – The R Factor (Measure of efficiency) of the flooring.

Installation Contractor
- Name – Name of the installation contractor who installed the home.
- LIC # – The license number of the contractor.
- City – The City that the contractor is located.
- State – The State that the contractor is located.
- Address – The Street Address that the contractor is located.
- Zip – The Zip Code that the contractor is located.
The corresponding location on the printout is shown below. This is on page 3.
Pricing Details
- Total Cash Price – The total amount that the home is being sold for including all of the additional fees.
- Insurance Premium – The total cost of the insurance premium. This is subtracted from Total Cash Price to get the Home Price.
- Sales Tax – The total cost of sales tax for items that are not integral to the home. This is subtracted from Total Cash Price to get the Home Price.
- Escrow Fees – The total cost of escrow fees. This is subtracted from Total Cash Price to get the Home Price.
- Foundation System/Tie Downs – The total cost of the foundation home as well as tie downs. This is subtracted from Total Cash Price to get the Home Price.
- School Fees – The total cost of the school fees. This is subtracted from Total Cash Price to get the Home Price.
- Delivery – The total cost of delivery of the home to the situs address. This is subtracted from Total Cash Price to get the Home Price.
- Other/Pre-Paid Taxes – The total cost of of the school fees. This is subtracted from Total Cash Price to get the Home Price.
- Set Up – The total cost of setup of the house onto the foundation. This is subtracted from Total Cash Price to get the Home Price.
- DOC. Fee – The total cost of document fees. This is subtracted from Total Cash Price to get the Home Price.
- HCD Fees – The total cost fees for the Department of Housing and Community Development. This is subtracted from Total Cash Price to get the Home Price.
- Total Accessories – The total cost of all of the accessories that are outside of the home. This is calculated from from the accessories that were entered in a previous section.
- Total MFG. Home & Accessories – The total price of the home itself including the accessories. This is calculated as the “Total Cash Price”(1) minus the value in Fields 2-11.
- MFD. Home Price – The total price of the home itself not including the accessories. This is calculated as the “Total MFG Home & Accessories”(13) minus the “Total Accessories”(12).
- Allowance on Trade-In – The amount gained by trading-in the existing home.
- Paid Herewith – The amount of payment provided at writing of the document.
- Less Bal. due Above – This is calculated as “Total Cash Price”(1) minus “Allowance on Trade-In”(15) minus “Paid Herewith”(16).
- Cash before Del. – The amount of cash provided before delivery.
- Net Allowance – The net amount gained by trading-in the existing home.
- Designated Deposit – The total deposit amount that the buyer is putting toward the home.
- Less Buyers Down Payment – This is calculated as the “Less Bal. Due Above”(17) minus the “Net Allowance”(19) minus “Designated Deposit” (20).
- Unpaid Bal. on Cash Sales Price – Text.
- Finance Charge – The total finance charge.
- Annual Percentage Rate – The percent rate for the Loan for the home.
- Total Payment Amount – This is the total amount to be paid.
- Unpaid Bal. Due Prior to Del. – This is the total unpaid balance due before delivery of the home.
- Total Deferred Payment Price – This is the Total Deferred Payment Price.
- Payable as Follows – This is an open text field describing how the buyer is paying for the home.
- To Pay Charges Per Day – This is the amount per day the buyer agrees to pay in the event the home can’t be delivered because of the buyer.
- Pay the Sum in Lieu – This is the amount to pay the buyer agrees to pay in lieu in the event the home can’t be delivered because of the buyer.

Signature
- Purchaser 1 – This is the first signature line from the purchaser. The name is just printed on the line instead of a drawn signature.
- Date – This is the date that the form was signed by the purchaser.
- Seller 1 – This is the second signature line from the Seller. The name is just printed on the line instead of a drawn signature.
- Seller 2 – If there is a second seller name it would be entered here. The name is just printed on the line instead of a drawn signature.
- Authorized Representative of Dealer – This is the signature line for the agent name of the seller. The name is just printed on the line instead of a drawn signature.
- Purchaser 2 – This is the second signature line from the purchaser. The name is just printed on the line instead of a drawn signature.
- Purchaser 3 – If there is a second purchaser name it would be entered here. The name is just printed on the line instead of a drawn signature.
- Date – The date that the seller’s, purchasers, and agent signed the form.
