Offers

This is the Offers section of the Resale Checklist. For the overview click here.

Received Offer

Click on the “Offer To Purchase” button to bring up a pop-up showing a list of offers for the listing. If there are no offers yet then it will just say “You don’t have any Offers”.

Create New Offer

An agent should be able to create a new offer on any listing regardless of whether they are assigned to it or not. To create a new offer by clicking the “Create New Offer” button and you will see the form below:

There are only 2 required fields on this view: The Buyer Lead and the Offering Price.

 

The Buyer Lead shows a drop-down that shows all Contacts with a Contact Type of “Buyer”.

 

Selecting the Buyer Lead will populate all of the fields in the Buyer Details section except for the Date.

The Listing Details section is automatically populated with the information on the related listing.

In the Offer Details section, you must populate the Offering Price and you can also enter the Deposit Amount (if any) and the projected Close Of Escrow Date. There are also other other checkboxes on there to indicate whether inspections have been done, whether the loan is approved, whether fees are to be covered by buyer or seller, etc.

At the bottom of the form is just a text block where you can add additional information about the terms of the offer.

Once you fill out the form then you click the “Save Offer To Purchase” button to submit it. Once submitted then your offer will be added to the list of offers for the Listing.

View/Edit Offers

To edit an existing offer just click the green pencil icon and it will load up the same screen that you used to create the new offer so that you can edit any details.

 

To download a pdf of the offer, click the blue document icon and it will download the pdf in the browser automatically.

 

If you click on the orange handshake icon, it will create a deal behind the scenes for you. When it has successfully created the deal you will see this pop up in the browser.

Upload Offer

To upload the offer document, just click on the “Upload Offer” button on the task. This will bring you to the media library to select an existing document. If the document isn’t there, you can upload it from your local computer.

Purchase Agreement Form

Click the “Purchase Agreement Form” button to go to a pop-up where you can fill out the form. This task can be checked manually.

There are no required fields on this form.

 

All of the fields with a grey background are not editable and the information is pulled from the Lead/Listing record. The fields with a white background are editable and should be filled out where applicable.

 

If you close the window without clicking the save button first you will lose any data you have entered in the form.
 
Once you have filled out the form, then you click the “Save Purchase Agreement” button at the very bottom of the form to save it.
 
The task does not complete automatically when you save the form and you will need to manually check it off as complete when you are finished with the form.
 
To download a pdf of the form just click the “Download PDF” button and it will download it through the web browser.

Loan Approval

To upload the Loan Approval document, just click on the “Upload Loan Approval Docs” button on the task. This will bring you to the media library to select an existing document. If the document isn’t there, you can upload it from your local computer.

 

Once you have uploaded a document then the task will be completed and the list of all uploaded documents will show beneath the task.

 

To delete the document, click the red trash can icon on the right.

Proof of Funds

To upload the Proof of Funds document, just click on the “Upload Proof Funds Docs” button on the task. This will bring you to the media library to select an existing document. If the document isn’t there, you can upload it from your local computer.
 

Once you have uploaded a document then the task will be completed and the list of all uploaded documents will show beneath the task.

 

To delete the document, click the red trash can icon on the right.

Received Proof of Funds or Pre-approval for Financing

This is a simple checkbox that the agent will need to manually check once they have completed receiving documents for financing. The task is handled outside of the CRM.
