Listing Agreement Field Reference

Right To List, Show and Sell

  1. Agent Name – The full name of the agent. This is pulled from the Contact Information on the Listing and is not editable.
  2. Start Date – The date that the listing agreement is made or starts taking effect. This is manually entered on this form.
  3. Expire Date – The date that the listing agreement expires or ends. This is manually entered on this form.
Note: You should also make sure the checkbox is checked in this section.
The corresponding location on the printout is shown below. This is on page 1.

Description, Address, Registration, and Tax Type

  1. Year – The year that the home was built. This is pulled from the Listing and is not editable.
  2. Make – The make of home. This is pulled from the Listing. Editing it here will update it on the listing and vice versa.
  3. Model – The model of home. This is pulled from the Listing. Editing it here will update it on the listing and vice versa.
  4. Size – The total square footage of the home. This is pulled from the Listing. Editing it here will update it on the listing and vice versa.
  5. Bedrooms – The number of bedrooms in the home. This is pulled from the Listing and is not editable.
  6. Bathrooms – The number of bathrooms in the home. This is pulled from the Listing and is not editable.
  7. Carport – Check the box to to indicate the the home has a carport or not. This is manually entered on this form.
  8. Patio – Check the box to to indicate the the home has a patio or not. This is manually entered on this form.
  9. Porch – Check the box to to indicate the the home has a Porch or not. This is manually entered on this form.
  10. Deck – Check the box to to indicate the the home has a deck or not. This is manually entered on this form.
  11. Air Conditioning – Enter a short description of what type of Air Conditioning the house has such as “Central air” or “Wall unit”. This is manually entered on this form.
  12. HCD/HUD # – A type of identification of the home. This is pulled from the Listing. Editing it here will update it on the listing and vice versa.
  13. Serial # – The unique identifier for the home. This is pulled from the Listing. Editing it here will update it on the listing and vice versa.
  14. Decal/LIC # – Another type of identification of the home. This is pulled from the Listing. Editing it here will update it on the listing and vice versa.
  15. Park Rent – The amount for the rent of land at the park. This is pulled from the Rent field on the Listing.
  16. 55 & Younger – Check the box to indicate that the park is in a 55+ Community or not. This is manually entered on this form. This should be mutually exclusive with the “All Ages” box.
  17. All Ages – Check the box to indicate that the park allows all ages or not. This is manually entered on this form. This should be mutually exclusive with the “55 & Younger” box.
  18. Pets – Check the box to to indicate that the park allows pets in the home. This is manually entered on this form.
  19. How Registered – Select either LPT or ILT.
  20. Exact Situs Address – This is pulled from the address of the listing and is not editable.
  21. Seller’s Name – The full name of the seller of the home. This is pulled from the Contact Information section of the Listing. This is not editable.
  22. Email – The email address of the seller of the home. This is pulled from the Contact Information section of the Listing. This is not editable.
  23. Phone # – The main phone number of the seller of the home. This is pulled from the Contact Information section of the Listing. This is not editable.
  24. Address – The address associated with the seller of the home. This is pulled from the related Contact record from the Listing. This is not editable.
  25. Included in Sale – A set of checkboxes to indicate which main amenities are included in home. Just check all that apply.
  26. Other – You can type out any note you want here. Just keep it short enough to fit in the printout.

Terms of Sale

  1. Sale Price – The total sales price of the home. This pulls from the asking price field on Listing.
  2. Down payment – If first checkbox is checked, then nothing needs to be entered here. If the second checkbox is checked, then you need to enter the amount of the down payment to be put towards the home.
  3. Balance – If first checkbox is checked, then nothing needs to be entered here. If the second checkbox is checked, then you need to enter the amount that is calculated as Sales Price – Deposit Amount.
  4. Permitted Exceptions – Enter in a short phrase indicating what is exempt from the “free of any liens/encumbrances” clause.

Compensation for Services

  1. Included Amount – Enter the amount that will be included in the agreement but deducted from the commission when the home is sold.
  2. Flat Fee – The portion of the commission that is a flat amount. If you have an amount entered here the checkbox should be checked as well.
  3. Percentage of Sale – The portion of the commission that is a percentage of the sale price of the home. If you have an amount entered here the checkbox should be checked as well.
  4. Seller Amount – Enter the amount that the Seller will receive before subtracting liens. If you have an amount entered here the checkbox should be checked as well.
  5. Minimum Commission – Enter the amount that will be the minimum commission for the agent.
  6. Percentage of Sale for Withdraw – The commission that is a percentage of the sale price of the home if the home is not sold.

Additional Conditions and Agreements

  1. Authorization for Lockbox – Either check authorize or do not authorize for the agent to use a lockbox.
  2. Day of Listing Agreement Date – The portion of the listing agreement date for the day of the month. Formatted like 2nd, 4th, 20th, etc.
  3. Month of Listing Agreement Date – The portion of the listing agreement date for the full month name.
  4. Time of Listing Agreement – The time that the listing agreement is signed.
