Escrow Information Sheet Reference

General

  1. Fund Deposited to Open Escrow – The total dollar amount of the funds deposited to open escrow.
  2. Escrow – The name of the escrow company handling the sale of the home.
  3. Buyer Name – The full name of the buyer of the home.
  4. Home Description – Indicate whether the home was built new or is a resale.
  5. Address – The Buyer’s full address in a single line.
  6. Phone Number (Work) – The work phone number of the buyer.
  7. Phone Number (Home) – The home phone of the buyer.
  8. Fax – The fax number of the buyer if applicable.
  9. Cell – The mobile phone number of the buyer.

Listing Details

  1. Manufacturer – This is the manufacturer of the home. This is pulled from the Listing. If it is edited here it will be reflected on the Listing record.
  2. Trade Name/Model – This is the name of the model of the home. This is pulled from the Listing. If it is edited here it will be reflected on the Listing record.
  3. Year – This is the year that the home was built. This is pulled from the Listing and is not editable.
  4. Serial # – This is the serial number that uniquely identifies the home. This is pulled from the Listing. If it is edited here it will be reflected on the Listing record.
  5. Size Length – The total length of the home in inches. This is pulled from the Listing and is not editable.
  6. Size Width – The total width of the home in inches. This is pulled from the Listing and is not editable.
  7. DOH # or HUD Label # – The HUD number that is used to identify the home. This is pulled from the Listing. If it is edited here it will be reflected on the Listing record.
  8. Decal # – The decal number associated with the home. This is pulled from the Listing. If it is edited here it will be reflected on the Listing record.
  9. Park Name – The name of the mobile home park that the home is located in. This is pulled from the Listing and is not editable.
  10. Listing Title – The title of the listing that shows on the homepage. This is pulled from the Listing and is not editable.
  11. Address – The address of the home including the space number. This is pulled from the Listing and is not editable.
  12. City – The city that the home is located in. This is pulled from the Listing and is not editable.
  13. State – The state that the home is located in. This is pulled from the Listing and is not editable.
  14. Zip – The zip code that the home is located in. This is pulled from the Listing and is not editable.
  15. Country – The country that the home is located in. This is pulled from the Listing and is not editable.
  16. Accessory Installation 1 Description – A short description of the 1st accessory installed on the home if applicable.
  17. Accessory Installation 1 Amount – The cost of the installation of the 1st accessory.
  18. Accessory Installation 2 Description – A short description of the 2nd accessory installed on the home if applicable.
  19. Accessory Installation 2 Amount – The cost of the installation of the 2nd accessory.
  20. Accessory Installation 3 Description – A short description of the 3rd accessory installed on the home if applicable.
  21. Accessory Installation 3 Amount – The cost of the installation of the 3rd accessory.
  22. 433A – Select Yes or No for whether Form 433-A is needed.
  23. Listing Section – Indicates whether the home is Single Wide, Double Wide, Triple Wide, etc. This is pulled from the Listing and is not editable.
  24. Section Serial # – If the home is a double-wide or triple-wide type, this section will show 2 or 3 rows respectively. Each row is a particular section and the serial number will be derived from the serial number on the listing automatically. If 123AB is entered on the serial number on the listing, then the serial number of section 1 will be 123A and the serial number of section 2 will be 123B.
  25. Section HCD Insignia/HUD – If 456AB is entered on the HUD # on the listing, then the HUD # of section 1 will be 456A and the HUD # of section 2 will be 456B.
  26. Section Length – Enter the length of the particular section. If the sections are split length-wise, then the sum of the lengths of each section should match the total length.
  27. Section Width – Enter the width of the particular section. If the sections are split width-wise, then the sum of the widths of each section should match the total width.

Complete For Estimated Closing Statement

  1. Sales Price – The total sales price of the home.
  2. Escrow Fee – The amount of the escrow fee.
  3. HCD Fee – The amount of the HCD fee.
  4. Sales Tax or Property Tax – The total amount of Sales Tax and/or Property taxes on the home.
  5. Other Fee 1 Description – Enter a short description of the 1st other fee.
  6. Other Fee 1 Amount – Enter the amount of the 1st other fee.
  7. Other Fee 2 Description – Enter a short description of the 2nd other fee.
  8. Other Fee 2 Amount – Enter the amount of the 2nd other fee.
  9. Total Consideration – This is calculated as Sales Price + Escrow Fee + HCD Fee + Sales Tax + Other Fees
  10. Cash from Buyer for Escrow Fees – The total amount of cash provided by the buyer for the escrow fees.
  11. Cash Designated as Deposit – The total amount of the cash provided for the deposit.
  12. Cash Designated as Down Payment – The total amount of the cash provided for the down-payment.
  13. Trade-in or Other Cash Equivalent – Specify whether a a trade-in or other cash equivalent will be considered a Deposit or Downpayment.
  14. Trade-in-Amount – The amount of cash provided by trading in the home or amount of cash equivalents.
  15. Loan Proceeds – The total amount of cash provided from Loan Proceeds.
  16. Total Consideration – This is calculated as Cash for Escrow Fees + Deposit + Downpayment + Trade-in Amount + Loan Proceeds.
  17. Latest Escrow Close Date – The is the latest date that escrow can be closed.
  18. Trade-in Description – The short description of the trade-in or cash equivalent, if any.
  19. Loan Proceeds Description – The short description of the loan proceeds, if any.
  20. Home Previously Registered – Indicate Yes or No with whether the home was already registered before.
  21. Current Homeowner – If you selected Yes for field 20, then enter the full name of the current homeowner.
  22. Name of Owner – Enter the name of the owner if they are not the registered owner.
  23. Converted to Local Property Tax – Indicate Yes or No with whether the home is to be converted to Local Property Tax.
  24. Needs Installation Inspection – Indicate Yes or No with whether the home needs to be inspected after installation.
  25. Installed on Indian Reservation, Military Base, etc. – Indicate Yes or No with whether the home is being installed in special locations.
  26. Home Installed in Mobile Home Park – Indicate Yes or No with whether the home is being installed in a Mobile Home Park.
  27. Trade-in – Indicate Yes or No with whether the buyer is trading-in for an existing home.
  28. Lien Holders – If Yes was selected for Trade-in, specify the Lien Holders.
  29. Transfer of Title to be Submitted – Indicate Yes or No with whether the transfer of title will be submitted to HCD by Escrow.
  30. Commission Amount to HomeQuest – Enter the total commission amount that Homequest will receive from the sale if it is a resale.
  31. Split Escrow Fee – Indicate Yes or No with whether the the escrow fee will be split between buyer and seller.
  32. Split HCD Fees – Indicate Yes or No with whether the the HCD fee will be split between buyer and seller.
  33. Lien Holders and Addresses – Enter all applicable Lien Holders and their addresses.
  34. Legal Owner Name and Address – Enter the Legal Owner’s full name and address.
  35. Additional Information – Enter any additional information or comments in this section.
  36. Authorized Dealer Signature – Enter the name of the dealer who will be signing the form.
