According to the Manufactured Housing Institute (MHI), the national advocacy group for factory-built housing and land-lease community living, annual manufactured home shipments surpassed 100,000 in 2024 for the first time since 2022.

Only twice in the last 18 years has the industry produced as many homes, indicating that more home buyers are embracing manufactured homes as a more affordable alternative to traditional site-built homes.

“As affordable housing continues to be top-of-mind with homebuyers, community owners and the government, manufactured housing sales will continue to increase exponentially,” said Shane Joffe, partner and sales and marketing manager of HomeQuest. “Manufactured homes have remained a more affordable option than site-built tract homes throughout the country, but especially in the Western U.S. where real estate and the cost of living are among the highest.”

MHI indicates that with the current need for housing, and increased interest in manufactured homes, projections for future sales may be 130,000 homes or more. These numbers are reminiscent of sales figures not seen since 2005.

October production was up 22.3 percent year-over-year, and while growth was seen across the country in manufactured home construction, sales and deliveries, the Pacific region was among the highest with a 24.9 percent increase in homes built and delivered to customers.

“HomeQuest had a strong 2024, with our new homes sales up 11% and that comes on the heels of sales nearly doubling from 2022 to 2023,” said Joffe. “We anticipate 2025 to be another successful year, as more homebuyers and community owners favor the affordable and low-maintenance lifestyle of manufactured housing.”
