1. Affordability. On average, manufactured homes sell for $48 per square foot, which is less than half the $101 per square foot national average that traditional tract homes or condominiums sell for. This means home shoppers can get more houses for less money, mostly because manufactured homes cost about half of what traditionally constructed, site-built homes cost to build. Over time, manufactured homes also typically cost less to maintain.

According to Housing & Urban Development (HUD), average appreciation rates of manufactured homes packaged with owned land are statistically in line with the site-built market, while the Urban Institute published a report a few years ago also noting that manufactured homes appreciate nearly as well as site-built homes.
